Why Los Angeles Homeowners Choose Abodu Construction
Bradford Remodeling provides independent Abodu construction, Abodu repair in Los Angeles, and finishing service throughout Los Angeles, from panelized shell assembly to utility hookup and interior build-out. We work on all four factory models: Studio, One, Two, and Two+. We’re not authorized or sponsored by Abodu, and we don’t claim to be. What we are is a Los Angeles construction crew that’s assembled, finished, and repaired enough Abodu units to know exactly where they hold up and where they fail. If you need straight answers about your Abodu ADU, call (903) 568-7222.
Why Trust Bradford Remodeling for Your Abodu Construction?

Curtis Lane, our owner, trained in construction technology at Los Angeles Trade-Technical College on Washington Boulevard and spent two decades doing foundation work, framing, and finish carpentry across the Basin before starting Bradford Remodeling. He grew up in Crenshaw watching his grandfather patch stucco and re-frame a back bedroom that never quite stayed square. That’s the standard we bring to every Abodu job: get the framing right, because everything after it depends on it.
Our crew has assembled and finished Abodu accessory dwelling units across Los Angeles since the line became popular in backyard infill. We know the panelized shell, the floor cassettes, and the utility rough-in quirks firsthand. We follow The Garrison Standard on every job: written price before work starts, documented scope, and the 365-Day Done Right Promise in the homeowner’s hand at close. If our Abodu work fails within one year, we come back and correct it at no charge. Straight number, real scope, no surprises at the punch list.
Every Bradford Remodeling technician is background-checked and uniformed. You’ll know who’s walking onto your property before they arrive. And when you call, a live person answers, 24/7. Not a voicemail. Not a callback queue.

Common Abodu Construction Problems We Fix in Los Angeles
Abodu units are built in a factory and site-assembled. The factory work is generally solid. The site work, and the way the units respond to Los Angeles weather and soil, is where we see patterns emerge. Here’s what we actually find.
- Panel joint and seam separation along exterior walls. Abodu’s factory panels are joined on site, and Los Angeles thermal cycling, with its hot days and cool, damp nights, works those seams every year. On Studio and One units especially, we’ve seen seam tape and sealant pull away, letting water get behind the siding. By the time a homeowner notices a soft spot or a stain, the sheathing has usually been wet for months. We open the affected joint, replace compromised material, and rebuild the flashing detail so it stays dry.
- Floor cassette deflection and squeaking at high-traffic thresholds. The factory floor cassettes are engineered well, but where two subfloor panels meet at a doorway, repeated foot traffic plus seasonal humidity shifts creates movement. Owners describe a spongy feel or a squeak near the bathroom or bedroom threshold. On Abodu Two and Two+ units, which have longer spans, this is more common. We re-level and shim the cassette from below when accessible, or open the floor from above and re-fasten the panel edges to the framing below.
- Roof-to-wall flashing failures on flat and low-slope roofs. Abodu roofs are flat or nearly flat, and in Los Angeles, that means leaves, debris, and standing water. Where the roof membrane meets the wall panels, the flashing is the weak point. We’ve repaired many of these on units under mature tree canopy in neighborhoods like Sherman Oaks and Studio City. The fix is straightforward: strip back the old flashing, inspect the wall-to-roof transition for rot, replace what’s compromised, and install new OEM-spec flashing with proper lap.
- Utility rough-in chases that are undersized or misaligned. On several Abodu jobs, we’ve found the factory utility chases for plumbing and electrical don’t line up cleanly with standard Los Angeles DWP and SoCalGas connection points. That means on-site correction before final hookup: enlarging the chase, re-routing conduit, or adjusting the water line entry. It’s not a defect; it’s a reality of factory tolerances meeting site conditions. But it adds time if you don’t plan for it.
- Water intrusion at the unit-to-foundation interface. Where an Abodu sits on piers or a perimeter foundation, the gap between the unit belly and the foundation needs a proper capillary break and perimeter seal. In Los Angeles’s clay-heavy soils, which expand and contract with moisture, that seal fails over time. We see ants, moisture, and cold air getting in. The fix is re-detailing the belly band with the right flashing and sealant, and making sure grade slopes away from the unit.
Abodu Parts & Our Repair-vs-Replace Approach

We source OEM Abodu panel connectors, flashing kits, and floor cassette hardware when the factory still stocks them. When lead times stretch out or a part has been discontinued, we spec equivalent structural and weatherproofing components from established suppliers. We tell you which is which before we order. We don’t hide the substitution. That’s part of The Garrison Code: written disclosure, every time.
The repair-vs-replace question is where a lot of contractors go wrong. They patch what should be rebuilt because patching is easier to sell. We don’t. Cosmetic panel damage and flashing failures make sense as repairs. But when a floor cassette has widespread saturation or the wall system shows structural separation at multiple joints, patching is a waste of your money. Partial rebuild is the honest call. We’ll show you the evidence and put the numbers next to each option.
Call (903) 568-7222 if you’re not sure which category your Abodu issue falls into. We’ll assess it and give you a written scope and price before any work starts.
Our Abodu Service Process – Step by Step
- 1
Inspection and diagnosis. We walk the unit with you, inside and out. We check panel joints, roof flashing, floor cassettes, and utility hookups. We document what we find with photos and notes, and we show you the problem before we propose a fix.
- 2
Written scope and price. You get a line-item proposal with the exact work, the materials we’ll use (OEM or equivalent, specified), and a fixed price. No numbers that move at the door. This is The Garrison Standard.
- 3
Repair or construction. Our crew does the work in a defined sequence, protecting the rest of the unit and your property. We address the root cause, not just the visible symptom. That means opening panels or floors far enough to see the full extent of any damage.
- 4
Testing and verification. We test for leaks with water where appropriate, check floor deflection under load, and run utility connections through their cycles. We don’t call it done until it’s tested.
- 5
Documented warranty. You receive the 365-Day Done Right Promise in writing. If the work fails within one year, we return and correct it at no charge. That’s not a verbal promise. It’s a signed document in your hand before we leave.

AfterAbodu Products We Service & Install in Los Angeles

We work on all four factory Abodu models. The Abodu Studio is the one-bedroom, roughly 340-square-foot unit that fits most when Los Angeles backyards. The Abodu One steps up to about 500 square feet with one bedroom. The Abodu Two is the two-bedroom, roughly 700-square-foot unit we see most in family backyards. The Abodu Two+ is the expanded-footprint two-bedroom for larger lots.
We also handle the site work that surrounds an Abodu placement: foundation and pier installation, utility trenching and hookup, panel assembly, interior finish carpentry, and exterior weatherproofing. We stock common Abodu-compatible panel connectors, flashing components, and subfloor fasteners locally, so the most frequent repairs don’t wait on a factory shipment. We also provide Abodu service in Glendale and nearby areas, keeping our service area focused so we can actually show up.
We Also Service These Brands
Abodu isn’t our only specialty. We build and remodel with KraftMaid and Wellborn cabinetry, Cambria and Silestone surfaces, and Kohler fixtures. That matters if you’re planning an Abodu interior that should match the house, or if you want a kitchen inside the ADU that doesn’t feel like an afterthought. One crew, one standard, multiple brands.
FAQs – Abodu Construction Service in Los Angeles
Yes. Most Abodu units we see in Long Beach and across Los Angeles are long out of factory warranty, and we routinely repair panel separations, roof flashing, and floor cassette issues on units that are three, five, even seven years old. The factory warranty covers the shell for a set period, but the failure modes we see don’t respect warranty dates. Call (903) 568-7222 for an assessment, and we’ll tell you what’s repairable and what isn’t before you spend a dollar.
That’s usually cassette deflection at a subfloor panel joint, not a structural failure of the unit. The factory cassettes are built to spec, but where two floor panels meet at a high-traffic threshold, the fasteners can loosen over time, especially with Los Angeles’s seasonal humidity shifts. We re-level the cassette from below or open the floor from above and re-fasten the panel edges. It’s a specific fix, not a mystery. Call (903) 568-7222 and we’ll diagnose it on site.
How much does it cost to build or convert an ADU in Los Angeles?

Those are real Los Angeles market ranges for the work as we see it in the field. The final number depends on your site conditions, the Abodu model, and the finish level you want. We write every price down before work starts, so you’ll know the exact figure before you commit. Call (903) 568-7222 for a free estimate on your specific project.
Yes. Roof-to-wall flashing failures on flat and low-slope Abodu roofs are among the most common issues we correct. The fix involves stripping back the old flashing, inspecting the transition for rot, and rebuilding the detail with OEM-spec or equivalent components. On units under heavy tree canopy, we also address debris management and drainage so the problem doesn’t return after the first rain. Call (903) 568-7222 and we’ll schedule an inspection.
Sometimes. Adding square footage to an existing Abodu depends on the unit’s structural configuration, your lot’s setback restrictions, and Anaheim Abodu service area building code requirements for additions. We’ve done it by extending the shell with traditional framing tied into the existing structure, and by converting adjacent garage or storage space. Whether it’s the right call versus building a second unit or a home addition is a conversation we’ll have with real numbers on the table. Call (903) 568-7222 and we’ll look at your lot.
No. We are an independent Abodu construction provider. We are not authorized, sponsored, or warranty-endorsed by Abodu. That means we can source OEM parts when available, but we also have the freedom to use equivalent components when lead times or discontinued stock force the issue, and we’ll always tell you which we’re using and why.
Book Your Abodu Service in Los Angeles, CA
We recently took on an Abodu Two in a Sherman Oaks backyard where the owner reported soft spots and a musty smell near the bedroom threshold after two rainy seasons. After opening the floor cassette and the exterior seam above it, we found failed panel flashing and a saturated subfloor edge. We replaced the compromised sheathing, rebuilt the flashing detail with OEM-spec components, and re-leveled the cassette. The unit stayed dry and level through the following winter.
That’s the kind of repair we do: specific, documented, and built to hold. If your Abodu unit in Los Angeles needs attention, call (903) 568-7222 for a written assessment and a straight price. The estimate is free. The work is guaranteed.
