This is the big one in west-side neighborhoods like the Sunset and the Richmond, where the marine layer sits on the glass for half the year. The insulated glass seal degrades faster under constant moisture, and once air gets between the panes, the unit is done. We replace the glazing when the frame is still sound.
  • Weep-hole and sill-pan drainage failures on 8000 Series sliding patio doors. During horizontal wind-driven rain, water pushes against the door track. If the weep system is clogged or the sill pan wasn’t flashed right on the original install, that water tracks into the wall cavity and then into the floor framing. We see this a lot on west-facing exposures in the Outer Sunset.
  • Sash-to-frame seal compression loss on 3000 Series awning and casement windows. Exposed north- and west-facing walls in San Francisco take constant wind. The vinyl sash flexes, the compression seal loses its spring, and the unit starts to whistle. Owners tell us they can’t figure out where the draft is coming from. It’s the seal, and it’s replaceable.
