  • Panel seam separation and water intrusion. San Jose’s hot inland summers bake south- and west-facing walls, then cool winter nights contract them. Over a few seasons, the thermal cycling works factory panel seals loose. We re-flash every penetration using OEM-compatible materials and inspect the roof membrane for hairline tears before the rainy season hits.
  • Utility chase misalignment at the foundation. When the site-built foundation isn’t laid out to Abodu’s exact specs, the factory-sealed utility chases don’t line up with the stub-outs. That forces plumbers and electricians to improvise, and the results usually fail inspection. We fix the rough-in before it becomes a five-figure correction.

San Jose’s municipal ADU ordinance requires prefab units like Abodu to meet the same seismic anchoring and foundation standards as site-built homes. Because the city sits in a high seismic hazard zone, inspectors here closely scrutinize the tie-downs and shear connections. They want to see engineered anchors, proper nailing patterns on shear panels, and continuous load paths from the roof diaphragm down to the foundation. A unit that passed inspection in, say, Fresno, might not get close in San Jose. If you’re bringing an Abodu onto a San Jose lot, plan for that inspection from day one. It changes how we prep the foundation, how we sequence the panel installation, and what documentation we keep on-site for the inspector.
