Wellborn has produced several window and door lines over the years, and the part you need depends heavily on the series. We’ve worked extensively on the Estate Collection, Premier Series, and Wellborn’s builder-grade lines common in Los Angeles tract housing from the mid-1990s forward. The incompatibility that catches most owners is this: Wellborn changed its balance shoe profile twice between 2005 and 2018, so a sash from a 2006 unit won’t accept a 2019 balance shoe even if the window looks identical from the outside.

Here’s how to identify what you have. Open the sash and look for a small engraving or foil label on the top edge or inside the jamb channel. Wellborn stamps a four-digit series code there, usually starting with a W or a P. Take a photo of that stamp and text it to us before you order anything. For doors, the hinge pattern tells us more than the brand stamp: Wellborn used a 3-1/2-inch hinge spread on most residential lines but switched to a 4-inch spread on the Estate Collection, and ordering the wrong spread means re-drilling the slab, which no one wants.

On the OEM-versus-aftermarket question: for Wellborn-specific parts like balance systems and multi-point lock cartridges, we order OEM when we can because the tolerances are tight and the aftermarket versions sometimes miss by a millimeter, which is enough to make a window bind. For common hardware like rollers, hinges, and weatherstripping, a quality aftermarket equivalent often performs as well or better, especially in the salt air that hits Los Angeles homes near the coast.

Signs Your Wellborn Windows & Doors Is Failing

  • Window won’t stay up or drops shut. The balance shoe or constant-force spring has failed. This is the most common Wellborn failure we see in Los Angeles, and the cause is usually age plus the dry summer heat breaking down the nylon shoe.
  • Sash tilts in without warning. The tilt latch spring has worn out. When this happens, the window feels normal until you angle it for cleaning and the latch doesn’t catch, which is both annoying and, on upper floors, genuinely unsafe.
  • Patio door grinds or scrapes. The tandem rollers have flat-spotted or seized. Los Angeles dust works into the bearing housing, and once a roller starts dragging instead of turning, it chews up the track.
  • Door won’t lock or the handle spins loose. The multi-point lock cartridge has stripped or a gear inside has cracked. You’ll usually notice the top and bottom shoot bolts no longer extend, so only the center latch is holding the door.
  • Drafts or visible daylight around the sash. Weatherstripping has compressed or the top sash has dropped slightly out of square. In Los Angeles this shows up as warm air seeping in during heat waves or, closer to the coast, fine dust collecting on the sill.

DIY or Call Us?

Some things you can safely check yourself. Look for the series code stamp I mentioned earlier. Note whether the problem is on the left or right side of a double-hung. Clean obvious debris from a door track. That saves us time and you money. But balance systems on double-hung windows are under tension, and releasing the wrong tab while the sash is heavy can drop a window into your hand or send a metal shoe flying. If the window is on a second floor or the sash is full-size, the risk is worse. Same caution applies to multi-point locks: they’re not high-tension the way a garage spring is, but opening the gearbox without releasing the shoot bolts in sequence can bend the connecting rods, and then you need a full lock set instead of a cartridge.
