Signs Your Wellborn Home Additions & ADU Is Failing

  • Doors that hang crooked or won’t close flush. This is usually the hinge cup wearing on the frame side, or the wall itself drifted after the slab settled. In Los Angeles clay soil, additions move more than people expect. A cabinet doesn’t fix itself when the wall bows; it needs a re-shim behind the face frame.
  • Soft-close drawers that slam anyway. The dampening piston inside the glide loses fluid, especially in high-heat rooms. After three or four summers of LA sun through an uninsulated wall, the seal dries out and the drawer loses its catch. A new glide set is the fix.
  • Drawer fronts separating from the box. Wellborn uses a dovetail assembly on upper lines, but the face plate is still mechanically attached. When an unlevel floor puts torque on the drawer, that face starts to pull away. The box is fine; the attachment isn’t. Re-setting the face and locking it with the right fasteners stops the wobble.
  • Delamination on doors near the range or dishwasher. Steam and heat cycles, repeated daily, eventually separate the edge banding on a lower door. This isn’t a finish blemish. Once the edge lifts, water gets in and the panel swells. A replacement door is the clean fix, not touch-up.
  • Roll-out trays that skip or grind. Ball-bearing slides collect dust and lose alignment when the tray is overloaded. The wear is on the inner race. Snap the tray out, check the rail for worn tracks. If the rail’s grooved, replace both sides; doing one side just shifts the wear.
