Toto Home Additions & ADU: The Los Angeles Owner’s Guide
A full home addition or ADU build in Los Angeles runs $53,100 to $153,400 depending on square footage, foundation work, and finish level. That’s the number we write on your proposal before the first tool comes out, and it doesn’t move at the door. If you’re reading this, you likely have a Toto fixture or plumbing component spec’d into your addition or detached unit, and you want to know whether it stays, gets replaced, or needs matching hardware before rough-in starts.
Most Los Angeles homeowners land on this page because a Toto toilet, bidet seat, or wall-hung carrier in an existing structure is being absorbed into a larger remodel, or because they’re building new and want Toto plumbing rough-ins to line up with the fixtures they’ve already paid for. Either way, the part matching happens before drywall, not after. That’s where most projects go sideways.
Bradford Remodeling is an independent general contractor serving Los Angeles. We are not affiliated with Toto, but we work with Toto plumbing components regularly on additions and ADU builds, and we carry the common rough-in parts, carriers, and adapters on the truck so the job doesn’t stall over a $40 flange bolt.
Which Toto Models This Applies To

We see three Toto lines most often in Los Angeles additions and ADUs: the Drake and Drake II gravity-flush toilets (standard 12-inch rough-in), the Aquia wall-hung series (which requires an in-wall carrier system, not a standard floor flange), and the Washlet bidet seats that pair with both. The compatibility gotcha most people miss is the rough-in measurement. Toto’s standard floor-mount models need a true 12-inch rough-in from finished wall to flange center. Some older Los Angeles homes, especially mid-century builds in the Valley and parts of West Adams, have 10-inch or 14-inch rough-ins that will not accept a standard Toto bowl without an offset flange or a different model entirely.
For wall-hung Aquia units, the carrier matters more than the bowl. Toto pairs with specific in-wall carrier brands, and if an addition framed the wall at 2×4 instead of 2×6, the carrier may not fit without reframing. We check carrier depth and waste line placement before the wall gets closed. That’s the kind of thing a written scope catches early. When it comes to OEM versus aftermarket parts for Toto, we stock OEM fill valves, flush valves, and gaskets. Aftermarket equivalents exist, but Toto’s flush valve sizing is not universal, and a generic 2-inch flapper won’t seat correctly on most Toto towers. We’d rather install the part that was engineered for the fixture.

Signs Your Toto Home Additions & ADU Is Failing
- Phantom flushes or water running intermittently. The flush valve seal on Toto towers wears over time and stops holding a seal, especially with Los Angeles’ hard water mineral buildup. You’ll hear the tank refill at odd hours, and the water bill climbs.
- Water seeping at the base during or after a flush. The wax ring or the Toto-specific Unifit adapter is compromised. In a new addition this usually means the flange was set too low relative to finished floor, which is a rough-in error, not a fixture failure.
- Washlet seat power cycling or failing to heat. Many ADU electrical plans underserve the dedicated circuit the Washlet needs. The seat pulls real amperage, and an overloaded circuit trips the GFCI repeatedly. The fix is often electrical, not the seat itself.
- Bowl sweating in humid months. This happens in Los Angeles garages converted to living space where insulation and vapor barriers weren’t addressed. The cold water in the tank condenses against warm, moist air. Not a Toto defect, but it looks like one.
- Loose wall-hung bowl or visible gap at the wall. The carrier wasn’t anchored to blocking correctly, or the wall framing flexes. This is a structural issue behind the tile, and it will only get worse with use.

AfterReplacement Cost & What’s Included

Here’s the range for matching Toto plumbing into your Los Angeles addition or ADU, installed:
- Single Toto toilet swap or new install (existing rough-in): $945 to $2,950
- Wall-hung Aquia with new in-wall carrier and blocking work: $3,540 to $11,800
- Full bathroom rough-in with Toto fixtures (toilet, washlet power, shower mixing valve): $5,900 to $14,160
- Whole addition or ADU including one or more bathrooms: $53,100 to $153,400
The spread is driven by access behind walls, whether we’re reframing for a carrier, and whether existing waste lines need moving. Every line item is written before we start. We pull the permits, we document the scope, and when the job closes you get a signed written guarantee in your hand. The 365-Day Done Right Promise means if the plumbing or any other part of our work fails within a full year, we come back and correct it at no charge. That’s The Garrison Standard, and it’s not optional.
DIY or Call Us?
For a standard floor-mount Toto on an existing 12-inch rough-in, a careful homeowner can replace a wax ring, swap a fill valve, or change a flush tower seal using Toto OEM parts. Ambitious but doable. What you shouldn’t do is touch the plumbing rough-in inside a framed wall, relocate a waste line, or attempt a wall-hung carrier install without a plumber on site. Get the carrier placement wrong and you’re tearing out tile and framing to fix it. That’s not a weekend project, it’s a two-week punch list item. If you’re mid-addition or your ADU is at rough-in stage, a trained eye now saves real money later. Straight number, real scope, no surprises at the punch list. Call (903) 568-7222 and we’ll walk the site and tell you exactly what you’re looking at.
FAQs

A Toto toilet with Los Angeles water conditions will typically run 15 to 25 years before the flush valve or fill valve needs replacement. Hard water accelerates seal wear, so in some neighborhoods you’ll see flush tower seals replaced every 5 to 8 years. The porcelain itself rarely fails. If you’re building an addition or ADU, matching the right rough-in now means the fixture outlives your mortgage. Call (903) 568-7222 for a free estimate on your build.
Yes, in most cases the flush valve tower and seal can be swapped with Toto OEM parts for roughly $200 to $400 installed, which is far less than a new fixture. The exception is when the china itself has hairline cracks near the flange or the trapway is compromised, which happens occasionally in ADUs built on shifting soils. We’ll tell you straight which situation you’re in. Call (903) 568-7222 to schedule an inspection.
Rough-in for a single bathroom takes one to two working days once the framing and electrical are ready. That includes waste lines, supply lines, blocking for wall-hung units, and the dedicated circuit for a Washlet. The full addition or ADU build runs 4 to 9 months depending on scope and Los Angeles permitting timelines. We put the schedule in writing before we start. Call (903) 568-7222 for details.
We carry common Toto OEM parts including fill valves, flush tower seals, Unifit adapters, and wax rings on every truck we send to an addition or ADU site in Los Angeles. Less common items, like specific Washlet electrical harnesses or wall-hung carrier plates, are ordered same-week from local supply houses. If it’s on the build plan, it’s on site before the crew needs it. Call (903) 568-7222 to talk through your project.
