  • Cracks at the corner of a PGT window or door opening. This usually means the header is undersized or the point load isn’t transferring down to the foundation. The window didn’t fail; the framing around it did.
  • Sticking doors or windows between the original house and the addition. Differential settlement between the old foundation and the new one. In Los Angeles, expansive clay soil and adobe-rich ground make this common when the new footing wasn’t engineered for the soil.
  • Water staining on the interior drywall below a PGT door. The flashing lap is wrong. PGT products are designed to shed water, but only if the pan flashing and the wall weather-resistive barrier are lapped in the right order behind the flange.
  • The addition feels “bouncy” or the floor deflects when you walk across it. Undersized floor joists or a skipped beam. A PGT sliding glass door is heavy; when the floor flexes next to it, the door track can bind and the glass can stress.
