Mr-Glass Home Additions & ADU: The Los Angeles Owner’s Guide

In Los Angeles, a Mr-Glass home addition or ADU project typically runs $53,100 to $153,400 when built to code with documented materials and a written scope of work. The cost depends on square footage, foundation condition, and whether the project is a ground-up ADU or an attached addition tied into the existing roofline. Most homeowners discover their Mr-Glass structure is failing through subtle signs first: a hairline crack at the corner of a window, a door that starts to bind in its frame, or a floor that develops a soft spot near the exterior wall.

Bradford Remodeling is an independent service provider and not affiliated with Mr-Glass. We repair, retrofit, and rebuild Mr-Glass and Mr-Glass-style additions and ADUs across Los Angeles, from the San Fernando Valley to the South Bay. If you’re seeing structural movement, moisture intrusion, or framing that was never quite right from the start, this page covers what you need to know before you spend a dollar.

Which Mr-Glass Models This Applies To

Mr-Glass built factory-panelized home additions and ADUs in several series over the years, and each one has its own set of compatibility issues. The most common in Los Angeles are the early “MG-A” series additions (single-story, flat or low-pitch roof, aluminum-framed window walls) and the later “MG-B” and “MG-C” ADU shells that use a hybrid steel-and-wood frame. Identifying yours is straightforward: look for a metal data plate, usually screwed to the inside of a door jamb or inside the electrical panel cover. It will show a serial number starting with “MG-A,” “MG-B,” or “MG-C,” followed by a six-digit production code.

If the plate is missing, measure the wall thickness at an exterior door opening. MG-A series uses a true 2×4 wall with 1/2-inch shear panel. MG-B and MG-C use a 2×6 wall with a 5/8-inch engineered shear panel. That difference matters because the roof-to-wall tie-down assemblies are not interchangeable between series. You cannot pull a connector from an MG-A and expect it to carry the uplift load on an MG-B. We keep OEM-spec tie-downs, hold-down brackets, and panel joint gaskets in stock for all three Mr-Glass series, and we use aftermarket equivalents only where the manufacturer’s own spec allows. For anything structural, we default to OEM.

Signs Your Mr-Glass Home Addition or ADU Is Failing

  • Binding doors and windows. The door drags at the top corner or a window won’t stay open on its own. That’s frame racking, almost always from failed roof-to-wall connections or a foundation corner that has settled unevenly. In Los Angeles, expansive clay soil in neighborhoods like Baldwin Hills and parts of the Valley shifts seasonally and makes this worse.
  • Cracks at drywall corners, especially above door headers. Panelized Mr-Glass structures concentrate shear stress at the corners of openings. When you see diagonal cracks from the corner of a door toward the ceiling, the shear panel is working against a loose anchor bolt or a corroded hold-down.
  • Soft spots in the floor near exterior walls. That’s moisture intrusion through a failed panel joint or a degraded sill gasket. Mr-Glass panel joints rely on a compression gasket that breaks down after 15 to 25 years in Los Angeles sun and smog. Once the gasket goes, water follows the bottom plate.
  • Visible rust staining on interior wall surfaces. You’ll usually see this on homes within a few miles of the coast, from Marina del Rey up through Pacific Palisades. The salt air corrodes the steel panel connectors behind the drywall. It often shows up as a faint orange tint bleeding through paint.
  • A roof that sags between panel seams. Mr-Glass roof panels span between two exterior walls. If you can sight down the roofline and see a dip, the panel to beam connection has failed or the beam itself is undersized for the span. This is structural, full stop.

Replacement Cost & What’s Included

A finished backyard cottage with a small covered porch

For most Mr-Glass repair and rebuild work in Los Angeles, our clients see prices in the $53,100 to $153,400 range. That is not a per-square-foot guess. It is a line-item bid, in writing, before any work starts. A small MG-A addition repair with isolated tie-down replacement and re-gasketing runs at the lower end. A full ADU rebuild with new shear walls, roof reconnection, and foundation repair at a hillside site in Studio City or Silver Lake runs toward the upper end.

Every bid includes the parts, labor, permit fees, and haul-off. If the engineer of record requires a plan check, that is listed as a separate line item, not buried as a surprise later. The 365-Day Done Right Promise covers the entire scope. If any part of the repair fails inside a year, Bradford Remodeling returns and corrects it at no charge. That is the guarantee, in writing, signed at the close of the job.

The table below shows how common Mr-Glass repairs price out in Los Angeles:

Repair Type Typical Range (Los Angeles)
Tie-down and hold-down replacement (per wall line) $4,720 – $9,440
Panel joint re-gasketing (full perimeter) $2,360 – $5,900
Shear wall panel replacement (single wall) $5,310 – $11,800
Roof-to-wall connector retrofit $7,080 – $15,340
Full ADU re-frame and structural correction $53,100 – $153,400

DIY or Call Us?

You can safely check the date on your Mr-Glass data plate, measure your wall thickness, and document cracks with photos and a tape measure. You should not attempt to re-tension tie-downs, cut into a shear panel, or jack a sagging roof beam. Those assemblies carry the full lateral and uplift load of your addition or ADU. When a Mr-Glass structure lets go, it lets go at the connections, not in the middle of a board. A mistake there is not a cosmetic fix; it is a structural compromise that puts everyone in the building at risk.

What we see on most Los Angeles sites is a contractor who “patched” the drywall over a failing shear connection and called it done. The crack comes back in six months because the underlying steel was never addressed. If your Mr-Glass structure is showing any of the signs above, call (903) 568-7222. We will put a number on it, in writing, and tell you exactly what that number covers.
