ViewLux Roofing: The Los Angeles Owner’s Guide
ViewLux roofing parts installed in Los Angeles typically run $470 to $2,125 for repairs and $9,440 to $23,600 for a full replacement. If you’ve got a failed ViewLux component, we keep the common failure parts on our trucks and can usually match your existing system the same visit. Most Los Angeles homeowners discover the problem the hard way: a ceiling stain after a winter storm, granules in the gutter after a Santa Ana wind event, or a lifted flashing that shows up during a home inspection.
We’re an independent service provider, not affiliated with ViewLux. That means we tell you straight whether a part is worth replacing or whether the whole section needs to come up. We don’t get paid either way except to fix it right.
Which ViewLux Models This Applies To

ViewLux skylight and roof window systems are built around specific flashing kits and deck-mounting profiles, and the part numbers are not interchangeable across series. If you’ve got a ViewLux fixed skylight versus a vented roof window versus a tubular light, the flashing collar for each is a different size and pitch rating. We match by measuring the rough opening and the curb height, then cross-referencing the glass stamp in the corner of the unit, not by guessing from photos.
The OEM versus aftermarket call matters here. ViewLux OEM flashing kits are aluminum with a factory-applied seal, and they’re sized to the exact glass package. Quality aftermarket collars exist, but they sometimes sit slightly proud on the curb and need an extra bead of sealant to sit flush. For most Los Angeles homes with clay tile or flat modified-bitumen roofs, we recommend OEM flashing if the glass is still under any warranty; go aftermarket only if the unit is end-of-life and you’re buying time before a full replacement.

Signs Your ViewLux Roofing Is Failing
- Water staining at the drywall edge around the skylight. This usually means the flashing seal has pulled away from the curb. The clamp ring may still look fine from inside, but the seal underneath has dried and cracked.
- Condensation between the glass panes. ViewLux units are sealed argon-filled assemblies. When the perimeter seal fails, humidity gets between the panes and the unit loses its insulating value. That hazy look won’t wipe off; the glass package is spent.
- Granules collecting in the gutter below the skylight. That’s not the skylight; that’s the surrounding roof deck losing surface. It usually means the underlayment near the curb has been absorbing moisture and baking in Los Angeles sun.
- Crank operator or vent mechanism binding. ViewLux vented units use a scissor-arm operator that seizes when dirt and oxidized aluminum mix in the tracks. You’ll feel it bind halfway open.
- Visible daylight through the frame edge at the curb. If you can see a sliver of sky between the skylight frame and the curb from inside the attic, the mount has shifted. This is more common after earthquake season or heavy wind loading.

AfterReplacement Cost & What’s Included

For a single ViewLux component swap in Los Angeles, expect $470 to $2,125 depending on what failed. A flashing collar replacement trends lower, a glass package replacement trends higher. A full roof replacement runs $9,440 to $23,600, and that includes deck inspection, underlayment, and the skylight reset as part of the roof system. The range moves on roof pitch, access, and whether the curb framing underneath is still sound.
Every quote is a written line-item price before work starts. Parts and labor are broken out separately. The workmanship is covered under our 365-Day Done Right Promise: if the repair fails within a year, we come back and correct it at no charge.
DIY or Call Us?
You can safely check the interior clamp ring screws for looseness and wipe the gasket with a dry cloth to look for cracks. That’s the extent of what we’d hand a homeowner. Working on a Los Angeles roof deck, especially tile or Spanish-style, means walking on fragile surface and working at height. A slipped foot on clay tile costs more in broken tile than the skylight repair ever will. The curb-to-flashing seal is not a caulk-and-hope job; it needs to be stripped, cleaned, and reset so it drains, not pools.
If you’ve got a failed ViewLux part and want a straight number, call (903) 568-7222. Curtis Lane picked his trade bones on Los Angeles roof decks, and we’ll tell you whether this is a $500 fix or a tear-out before we ever pick up a tool.
FAQs

ViewLux glass packages in the Los Angeles climate typically hold their seal for 15 to 20 years before condensation or fogging appears. The flashing and sealant usually need attention around year 10 to 12, sooner if the unit catches direct afternoon sun or sits under a tree that drops debris. Call (903) 568-7222 and we’ll inspect it honestly.
Flashing and gaskets can be repaired; a glass package with broken seals cannot. Once argon escapes and condensation forms between panes, the glass assembly is done and replacement is the only fix. Call (903) 568-7222 for an exact assessment and a written price.
A flashing collar or clamp ring swap is a half-day job on most Los Angeles roofs. A full glass package replacement takes a full day with dry-in. A full roof replacement with skylight reset runs 2 to 4 days depending on deck condition and roof size.
We carry the common ViewLux flashing sizes, clamp rings, gaskets, and sealant on the truck for standard curb-mount and deck-mount units. If your Series is older or unusual, we order OEM and return within the week. Call (903) 568-7222 and tell us the glass stamp number; we’ll check inventory while you’re on the line.
