Tuff Shed Bathroom Remodeling: The Los Angeles Owner’s Guide

A Tuff Shed bathroom remodel in Los Angeles typically runs $10,620 to $33,040 depending on whether you’re converting unused shed space or upgrading an existing bathroom module. We stock Tuff Shed-compatible fixtures, rough-in kits, and finish materials, and most bathroom conversions take 3 to 6 weeks from framing to final inspection. Most owners call us after their existing setup fails a plumbing rough-in inspection or the subfloor gives out under a toilet flange.

Here’s the situation we see across Los Angeles: you bought a Tuff Shed for storage or workspace, ran power and water to it, and now the bathroom corner is failing. Maybe the toilet rocks, the shower pan flexes, or the wallboard behind the sink is swelling. The shed shell is fine. The bathroom inside it is not. That’s when a targeted remodel makes more sense than tearing the whole structure down.

Which Tuff Shed Models This Applies To

The core structural dimensions matter more than the model name. Tuff Shed’s Premier Pro and Pro Shed lines in 10×12, 10×16, and 12×16 footprints are the ones we see converted to bathrooms most often in Los Angeles backyards. The wall framing on these models is 2×4 on 16-inch centers, which is load-bearing enough for standard bathroom wall fixtures but too shallow for in-wall plumbing drain lines of any real size.

Here’s the compatibility gotcha: most Tuff Shed floors are built on 2×4 or 2×6 skids over a plywood deck. A standard toilet flange sits 1/2 inch proud of the subfloor, but Tuff Shed’s flooring is often 3/4-inch T&G plywood with no joist system underneath. That means your plumber can’t just drill a 4-1/4 inch hole and drop in a flange. The floor needs blocking, and sometimes a second layer of subfloor, before the flange will seat correctly. We address this on every Tuff Shed bathroom remodel we quote in Los Angeles.

We are an independent remodeling contractor. We are not affiliated with Tuff Shed, but we work on their buildings regularly and know where the bathroom conversions run into trouble.

Signs Your Tuff Shed Bathroom Remodeling Is Failing

  • Rocking toilet. The flange wasn’t blocked from below, or the subfloor around it has rotted from a slow wax-ring leak. You’ll feel the bowl shift when you sit. The fix requires pulling the toilet, repairing the floor, and resetting everything with proper support.
  • Soft spots near the shower base. Water is finding its way under the pan and sitting against plywood. In Los Angeles, our dry summers hide this for months, then the first winter rain or a backed-up drain makes it obvious. The subfloor may need section replacement before any new shower goes in.
  • Swollen wallboard at the sink line. Supply lines were run through the wall without a proper escutcheon or the stop valves weep behind the vanity. Once the wallboard swells, it’s holding mold you can’t see from the surface.
  • Slow drains with no visible clog. Tuff Shed bathroom conversions often use undersized venting because the shed roof doesn’t allow a standard vent stack. Waste water drains slowly or gurgles at the P-trap. Correcting this means running an air admittance valve or reconfiguring the vent path.
  • Bathroom door won’t stay shut. The shed settled, or the door was hung before the bathroom walls were finished. Now the rough opening is out of square and the latch won’t engage. It’s not a door problem. It’s a framing problem that goes back to how the bathroom was originally built inside the shed.

Replacement Cost & What’s Included

A remodeled primary bathroom with a soaking tub and walk-in shower

The installed price for a Tuff Shed bathroom remodel in Los Angeles runs $10,620 to $33,040. At the lower end, you’re getting a compact 5×7 bathroom with a corner shower, standard toilet, and a 24-inch vanity, plus new subfloor blocking and correct venting. At the upper end, you’re looking at a 5×10 or larger bathroom with a walk-in shower, upgraded fixtures, custom cabinetry, and significant framing correction.

Every Bradford Remodeling bid includes a written line-item price before work starts. That price covers demolition, framing repair, rough-in plumbing, electrical, tile or wallboard, fixtures, trim, and haul-away. The 365-Day Done Right Promise applies to the completed work: if something fails within the first year, we return and correct it at no charge.

We install Kohler and Moen fixtures, Cambria and Silestone surfaces where a solid-surface vanity top makes sense, and KraftMaid cabinetry when a larger vanity or storage cabinet is part of the scope. These are documented brands with manufacturer warranties that back our own guarantee.

DIY or Call Us?

You can check a few things yourself: look for water staining under the sink, test the toilet for movement, and note whether the drain gurgles. Those observations help us quote the job accurately over the phone.

What you shouldn’t do is cut into the subfloor around a toilet flange to fix a soft spot. Tuff Shed floors carry the wall load at the perimeter, and cutting the wrong section compromises the shed’s structural base. The same goes for plumbing changes inside the wall cavities: Los Angeles code now requires permits for most bathroom rough-in work inside accessory structures, and the inspector will want to see the framing, the venting, and the shutoff valves. We pull permits, we pass inspections, and we hand you the signed written guarantee when the job closes. Call (903) 568-7222 and we’ll put a number on it.
