  • Cracked or peeling sealant at the flashing perimeter. The sun in Los Angeles bakes roof sealant into brittle failure in roughly five to seven years. Once the sealant cracks, water gets behind the flashing and starts working on the underlayment.
  • Dripping during or after heavy rain, then nothing for weeks. Pinhole flashing failures only leak when the wind drives water uphill. You’ll get a drip during an atmospheric river, then silence. That doesn’t mean it fixed itself. It means the water found a path that only opens under wind load.
