The rollers grind, the panel drags, and eventually the track channel deforms. We replace the roller assemblies and, where the track is too far gone, re-channel the frame rather than slapping on grease that just attracts more grit.
  • Fogged dual-pane glass from failed glazing seals. Years of UV and marine-layer exposure break down the butyl and spacer seals on older ECO units. The tell is persistent haze between the panes that won’t wipe away. We re-glaze in place where the sash allows, or build a new sash if the frame is still sound.
  • Corroded or cracked rollers and hinges on ECO 4500 Series patio doors. Oversized door panels put a lot of weight on relatively small hardware. When that hardware fatigues or corrodes, the door starts to drag or hang off-level. We reset the panel, replace the roller and hinge hardware, and adjust the reveal so the door closes square.
  • Worn weatherstrip and gaskets across all ECO lines. Los Angeles has real temperature swings between the marine layer mornings and midday heat. That cycling compresses and degrades gaskets over time. Drafty frames and rattling sashes are usually a weatherstrip problem first, and we replace it before recommending larger work.
