We see this constantly across Los Angeles neighborhoods: the Hardie trim board around a window absorbs moisture at the cut edge, swells, and the caulk line fails. Water gets behind the assembly and the substrate starts to rot.

Compatibility matters. James Hardie trim comes in specific thicknesses: 5/4 trim (1 inch actual) and 4/4 trim (3/4 inch actual). A window or door replacement has to match that reveal depth or the exterior face won’t sit flush. The label on the old trim piece will show the profile name: HardieTrim, HardieSoffit, or HardiePlank. If it’s unreadable, measure the exposed edge thickness with a tape, not a guess. For the window or door itself, match by the make and series stamped on the corner of the frame, plus the rough opening dimensions. Signs Your James Hardie Windows & Doors Are Failing

  • Caulk line separating at the trim corner. This is the earliest warning. The Hardie board moves with Los Angeles’s swing between dry inland heat and damp coastal air, and the joint opens. If you can see a hairline gap, water is already getting through.
  • Window sash won’t close flush. After enough moisture cycles, the rough opening shifts slightly. The sash binds at the top corner or leaves a visible gap at the latch. That’s not the window wearing out, that’s the framing moving behind it.
  • Door drags across the threshold. Hardie trim that has wicked water swells and pushes the jamb inward. The door starts catching on the strike side. A plane won’t fix it; the trim has to come off and the opening re-flashed.
  • Stucco or paint bubbling below the sill. Water exits poorly at the sill flashing and shows up as blistering or a white chalk line six inches below the window. By the time you see this, the paper or wrap behind the siding is already compromised.
  • Visible rot or softness at the bottom trim edge. Fiber cement doesn’t rot, but the wood framing it’s attached to does. If the bottom of a Hardie trim board feels soft when you press it, the substrate behind it is gone. This is the repair we see most often in older Los Angeles houses near the coast.
