Signs Your Roof Is Failing (Los Angeles Edition)

Forget the Silestone label for a minute. Here’s what actually tells you the roof needs attention:

  • Granules in the gutter, especially after rain. Asphalt shingles shed ceramic granules as the substrate breaks down under UV. Los Angeles gets roughly 284 sunny days a year, and that sunlight is harder on shingles than any storm. If your downspouts are collecting what looks like coarse black sand, the shingles are nearing the end.
  • Curling or lifting shingle edges. Thermal cycling – hot days, cool nights – makes the asphalt lose flexibility. Shingles curl at the corners first, then crack. In the San Fernando Valley, where summer roof temps can exceed 140°F, we see this at the 15-year mark even on “30-year” shingles.
  • Water stains or bubbling paint on ceilings and upper walls. By the time interior paint blisters, water has traveled through the roof decking and insulation. The leak you see is rarely directly below the point of entry. Water follows rafter lines and finds the lowest exit.
  • Daylight visible through the roof boards from the attic. This is a definitive sign. If you can see light, water can get in. Check on a bright afternoon; you’re looking for pinholes or gaps at joints, not necessarily large openings.
  • Sagging between rafters. When the plywood or OSB decking absorbs moisture repeatedly, it loses structural stiffness and dips between the framing members. We sometimes find this during kitchen remodels when we open a ceiling and the substrate above has been quietly rotting for a decade.

What’s included: tear-off of the existing layers (if required), inspection and replacement of damaged decking, new underlayment, new shingles or tile, new flashing at all penetrations, and cleanup with a magnetic sweep for nails.
