Tamko Windows & Doors: The Los Angeles Owner’s Guide
If you have a Tamko window or door with a failed part, we match it and install the replacement in Los Angeles, typically for between $470 and $2,950 depending on whether you need hardware, glass, a full sash, or a door slab. Most owners discover the problem the hard way: a window won’t lock, a patio door rides rough or sticks, or a failed seal turns the glass cloudy. We stock the common Tamko-compatible parts on the truck, so call (903) 568-7222 and give us the model number or a photo of the label, and we’ll tell you exactly what it costs before we schedule anything.
Bradford Remodeling is an independent Los Angeles contractor. We are not affiliated with Tamko, but we work on their windows and doors enough to know the parts that fail, the specs that have to line up, and what an honest swap should cost. If it’s a failed part we don’t stock, we order it direct and give you the lead time in writing. No estimate by feel.
Which Tamko Models This Applies To

Tamko products in California run through several window and door families, and the part that fits one won’t always fit another. The compatibility issue that trips up most homeowners is that Tamko windows sold in this region span both vinyl and aluminum-clad lines, and the balance mechanism, hinge, or latch is matched to the specific sash profile, not just the rough width. Before you order anything, check the corner label or the spacer bar inside the glass. You’re looking for the series code, usually two or three letters, followed by a set of digits that encode the width, height, and glazing. A photo of that label tells us more than a description ever will.
On the door side, Tamko sliders and French units are built around a small set of common roller and mortise-lock configurations. The aftermarket offers generic substitutes for some of these, but on a patio door that carries the weight of a 6-by-8 slab, we usually recommend the OEM-consistent replacement. The tolerance difference is small, but a roller that sits 1/16 inch low will make the door drag at the strike side, and you’ll feel it every time you open it. Call us at (903) 568-7222 with the label photo and we’ll tell you whether we stock it or need a few days to bring it in.

Signs Your Tamko Windows & Doors Is Failing
- The window is hard to open or won’t stay up. This is almost always a worn balance or a broken coil spring in the jamb. On double-hungs, the sash will feel fine for two inches and then drop or bind. The fix is two new balances, matched to the sash weight, not one.
- The patio door has started to grind or drag. A steel roller on a steel or aluminum track wears flat over time, especially in Los Angeles where fine dust and grit get into the channel. The door gets harder to move by small degrees, then one day it won’t slide at all. Replacing the rollers before the track is gouged saves real money.
- Condensation or fog between the panes. That is a failed seal, not a cleaning problem. The insulating argon or krypton gas has escaped and moist room air has worked into the cavity. The glass unit needs replacement; no repair restores the thermal performance of the original unit.
- The lock or latch doesn’t engage. Doors and windows settle, and hardware can drift out of alignment by a thirty-second of an inch. Sometimes the fix is a strike-plate adjustment. More often on Tamko units, the internal keeper in the handle has worn past its spring, and the correct move is a new handle set.
- Visible daylight or water staining at the frame perimeter. This is not a parts problem in the strict sense; it’s a flashing or seal failure where the frame meets the wall. In Los Angeles we see this most on south and west exposures, where repeated heat cycles have baked the exterior caulk and broken the seal. Water that gets behind the frame doesn’t show up until it has already started on the rough opening.

AfterReplacement Cost & What’s Included

In Los Angeles, the installed cost of a Tamko window or door part falls into a few buckets. Window hardware like a handle or locking mechanism runs $470 to $1,180 installed, depending on whether it’s a crank-operated casement or a slider. A full window replacement runs $5,310 to $17,700, and impact-rated units push toward the top of that range. Door hardware sits at $470 to $1,500; a door slab replacement, pre-hung, runs from $1,500 to $2,950. Glass replacement for a failed seal lands between $945 and $2,950, driven by glass size, Low-E coating, and whether we have to order it as a matched unit.
Every number is a written line item before we start. We give you the part cost, the labor, and what’s covered under the 365-Day Done Right Promise: if our work fails inside a year, Bradford returns and corrects it at no charge. The part itself carries the manufacturer’s warranty, and we document that for you, as Curtis Lane has done since he started framing and finishing across the Basin.

Some things you can check yourself, safely. A window that sticks can sometimes be fixed by clearing the track and tightening a visible screw. A loose handle is worth a look. Nothing else on the window side involves high tension, so the risk is mainly time and money wasted on the wrong part. Doors are different. A patio door slab weighs well over a hundred pounds, and the rollers sit under tension. When a homeowner lifts a sliding door off its track and the spring-loaded rollers snap back, we see crushed fingers and gouged frames. If you have to force it, stop and call (903) 568-7222. That costs less than the ER visit, and we’ll give you the straight price before we send anyone.
FAQs

We see 15 to 25 good years from a well-installed Tamko window in Los Angeles before the balances, seals, or hardware start to go. Sun and heat on these southern and western exposures age exterior seals faster than the rest of the frame, and that’s usually what fails first. Call (903) 568-7222 for an exact condition read on yours.
Some things, yes. A strike plate can be re-aligned with a file. A track can be cleaned and re-lubricated. A failed seal, a broken balance, or a worn roller set cannot be repaired, and any patch job we’ve seen lasts about a season. We’ll tell you straight which one yours is, and the replacement quote is free.
Most hardware replaces in an hour or two once the part is in hand. A sash or glass unit takes two to three hours to install and caulk, with the site cleaned and the old unit hauled away the same day. If we have to order a non-stocked Tamko part, we tell you the lead time before you commit.
We stock the common Los Angeles service items: balances, roller sets, handles, and latch hardware for the Tamko series we see most. Glass units and full sashes are ordered to match your label. One call to (903) 568-7222 tells you which bucket you’re in.
