Therma-Tru Bathroom Remodeling: The Los Angeles Owner’s Guide
If you have a Therma-Tru door or window in a bathroom that’s failed or is failing, we install and remodel around it correctly. A full bathroom remodel in Los Angeles runs $10,620 to $33,040, and that includes replacing the Therma-Tru unit, rough carpentry, finish trim, and all substrate work behind the walls. Most people find us because the bathroom door has swollen against the jamb, the threshold is leaking into the subfloor, or condensation has turned the bottom rail soft. You’re not imagining it. Bathroom humidity is harder on a door than rain.
Bradford Remodeling is an independent contractor. We’re not affiliated with Therma-Tru. We install their products and work around them because they’re consistently manufactured and we can order exact-match replacements when a unit is past saving.
Here’s what we know from working across Los Angeles, from the Crenshaw district out to the Valley: the bathroom is the room that exposes a door’s weaknesses fastest. Shower steam, hard water, and the constant temperature swings between an air-conditioned hallway and a steamed-up bathroom will find any gap in the seal. Once water gets into the bottom rail or behind the casing, the clock is running.
Which Therma-Tru Models This Applies To

Therma-Tru makes three lines we pull parts from regularly: the Classic-Craft, Fiber-Classic, and Smooth-Star series. For bathrooms, the Smooth-Star is the most common in Los Angeles homes because it’s fiberglass-skinned and holds up better than wood-grain composites under repeated humidity. But we also see Classic-Craft units, and they fail differently, usually at the bottom rail where the wood-grain composite wicks moisture if the sill seal degrades.
The compatibility gotcha is this: Therma-Tru hinge prep and jamb depth are not universal. A Smooth-Star door ordered pre-hung with a 4-9/16″ jamb will not cleanly swap into an opening framed for a 2×6 wall without modifying the extension jambs. The door slab itself can be re-hung, but the casing and threshold have to match the original unit’s size code. You’ll find the model and size code on a label on the hinge edge of the slab or on the top rail. If that label is painted over or peeled, we measure the slab, the jamb depth, and the swing before ordering.
OEM parts are the right call on Therma-Tru work. There are aftermarket thresholds and sweeps that “fit most doors,” but Therma-Tru’s bottom sweep and corner seals are dimension-specific. We stock the common sweep profiles and corner pads on the truck for Smooth-Star and Fiber-Classic units. For full slab replacements, we order OEM from Therma-Tru’s distribution network. It takes a few days, and the part lands with the exact bore and hinge prep the opening needs.

Signs Your Therma-Tru Bathroom Remodeling Is Failing
- The door binds at the top or latch side. This is usually not the door. It’s the jamb swelling from bathroom humidity, which pushes the hinge leaf out of plane. You can shave the door, but that doesn’t fix the water source.
- The bottom rail feels soft when you push on it. Water has wicked up through the sweep or threshold corner. By the time you feel softness, the substrate inside the rail is starting to break down.
- You see a rust line on the threshold or dark staining at the casing bottom. That’s the weep path working backwards. The seal between the threshold and the sill pan has failed, and water is sitting against the framing.
- The door closes, but there’s daylight under the sweep. The sweep has taken a set or the threshold has sagged. That gap is how shower steam moves out and hallway air moves in, which makes the humidity problem worse.
- Paint or finish is peeling only on the lower 12 inches. That’s rising moisture from a compromised bottom seal, not a paint failure. Repainting buys a few months. The door keeps wicking.

AfterReplacement Cost & What’s Included

A full bathroom remodel in Los Angeles runs $10,620 to $33,040, and the Therma-Tru door or window portion of that work is typically $1,200 to $3,800 of the total, depending on the unit. If you’re replacing just the door slab and reusing the existing jamb, you’re on the lower end. If the opening needs re-framing, new extension jambs, casing, and a sill pan, the number moves up. A small bathroom remodel, which often folds the door replacement into the tile and shower work, runs $5,900 to $14,160.
We give you a written price before any work starts. That price includes the door or window, the trim, the sealant, the substrate repair, and the labor to hang and adjust it. It does not move at the door. If we find rotted framing behind the jamb once the casing comes off, we show you a written change order before touching it. That’s The Garrison Standard, and it means you know the number before the work begins, not after.
DIY or Call Us?
A homeowner can check a few things safely: whether the sweep is worn flat, whether the threshold screws are tight, whether the caulk line at the casing bottom is cracked. That information is useful when you call us. What you should not do is pull a bathroom door slab off its hinges to replace a sweep unless you have a second person and a decent set of shims, because a 40-pound slab pinching against a jamb will chip the corner or bend the hinge leaf fast.
The line for us is when the jamb or the framing is involved. Once water is behind the casing, this stops being a hardware swap and becomes a moisture remediation job. We cut out the bad substrate, dry it to spec, install a sill pan if the bathroom sits on a slab, and hang the new Therma-Tru unit so the reveal is even and the sweep actually seals. That’s the straight number, real scope version: the door is a product, but the opening is a system.
FAQs

In a properly sealed bathroom opening, a Therma-Tru Smooth-Star or Classic-Craft unit should hold 20 to 25 years in Los Angeles. The shorter lifespan risk here is the bottom rail and threshold, because bathroom humidity and hard water mineral buildup break down seals faster than direct weather exposure on an exterior door. If the exhaust fan is undersized or the bathroom gets heavy daily use, you may see threshold and sweep issues in 7 to 10 years.
Sometimes. If the damage is limited to the sweep, corner seal, or a top-coat finish issue, we can restore the unit. If the bottom rail has soft spots or the jamb is swollen, repair stops being cost-effective and replacement is the better call. We’ll tell you which one you’re in when we see the door. Call (903) 568-7222 and we’ll schedule the look.
A slab-only swap in an existing jamb is usually one day on site. A full opening replacement with new jamb, casing, threshold, and substrate repair typically runs two to three days because the work involves drying and re-sealing the rough opening before the new unit goes in.
We keep common Smooth-Star and Fiber-Classic sweeps, corner pads, and threshold caps on the truck. Full slabs and pre-hung units are ordered OEM through Therma-Tru distribution, which typically lands in a few days for the Los Angeles area. We also work with KraftMaid, Cambria, and Silestone for the cabinetry and surfaces in a bathroom remodel, so the whole scope is covered under one written price and one warranty.
When the Therma-Tru unit in your bathroom is failing, the fix isn’t just the part. It’s what’s behind the part. We handle both. Call (903) 568-7222 for a free estimate on Therma-Tru bathroom remodeling in Los Angeles. Straight number, real scope, no surprises at the punch list.
