The biggest compatibility gotcha we see in Los Angeles is mixing the gate hardware from the Classic-Craft composite fence line with the Benchmark steel-reinforced gate frames. The hinge bolt patterns are different by a quarter inch, and if you force it, the gate binds at the latch side. Before you order anything, pull the hinge and look for the part number stamped on the barrel. That number, not the fence panel style, is what matches the hardware.

The second thing to check is post diameter. Therma-Tru fence posts come in 4×4 and 5×5 schedule 40, and the 5×5 posts use a different base anchor and cap. If you’re replacing a post in Los Angeles and the original builder used a 4×4 in dry soil, we often move up to the 5×5 when we re-pour, because the Santa Ana wind lift on a six-foot gate is real. For panel replacement, stick with OEM Therma-Tru skins if you want color match across the fence line.   • Gate drags or scrapes on the concrete. This means the hinge posts have settled or shifted in the footing. In Los Angeles’s expansive clay soils, winter rain swells the ground and summer drought shrinks it, which slowly walks a post out of plumb. The gate was square when it went in; it is not square now.
  • Posts lean at the base, not at the top. Leaning at the base points to a footing problem, usually concrete that was poured too shallow or without a proper post anchor. We see this constantly on Los Angeles hillside lots where fence lines run perpendicular to grade and surface water washes around the posts every winter.
  • Gate latch won’t engage or binds. This is often a hinge problem disguised as a latch problem. When the top hinge wears even an eighth of an inch, the gate drops and the latch no longer lines up with the strike plate.   • Rust streaks bleeding from the hinge area. Some production runs used zinc-coated steel hardware instead of stainless.
