Common Therma-Tru Construction Problems We Fix in Los Angeles

Here are the Therma-Tru issues we see most often in Los Angeles homes, along with the actual cause and what it takes to correct them:

  • Hairline cracks at the stile and rail joints. Therma-Tru fiberglass skins expand and contract with temperature. In Los Angeles, where a west-facing door can see a forty-degree swing between morning marine layer and afternoon sun, that cycling works the joints. Classic-Craft doors with their deeper grain profile are the most prone. The crack usually runs along the molded seam where the stile meets the rail. It starts cosmetic, but once moisture gets into the substrate, the door skin can begin to separate. We repair small cracks with proper fiberglass bonding compound, sand, and refinish. When the crack has progressed into the door core, replacement is the honest call.
  • Swelling and sticking at the bottom edge. Los Angeles is not a wet city, but it has wet pockets. Homes in the coastal fog zones from Playa del Rey to San Pedro deal with damp air for a good part of the year. Add a worn door sweep, and moisture wicks up into the bottom rail. Wood-edged Therma-Tru doors absorb that moisture, swell, and start dragging on the threshold. Fiber-classic doors with wood stile and rail edges are the worst for this. We correct the moisture path first (new sweep, proper threshold seal), then address the swollen edge with light planing only if the door’s structure allows it. If the bottom rail has delaminated, we talk replacement.
  • Chalking, fading, and peeling factory finish. Therma-Tru’s factory-applied finishes hold up well on shaded north-facing entries. On a south- or west-facing door in Los Angeles, direct sun will break down the clear topcoat in three to five years. The finish goes chalky, then flat, then starts peeling at the top panel where the sun hits hardest. Classic-Craft and American Style doors show it faster because their deeper profiles hold more finish. We sand, re-prime, and refinish with a catalyzed exterior finish that’s rated for direct UV. It’s not a factory finish, but we warranty it for a year, and it holds in the Los Angeles sun.

Sometimes the aftermarket part is actually better than the original, particularly for door sweeps and thresholds.

Repair versus replace depends on the door’s structure, not the convenience of the repair. A cracked skin that hasn’t reached the core can be repaired. A bottom rail that’s delaminated, a door core that’s gone soft, or a slab that’s warped beyond re-hanging, those are replacement conditions. We’ve told homeowners their door could be patched for $400 when it would fail again in two years, and we’ve told them not to spend $3,000 on a new door when $300 in parts and labor would fix it properly.
