Wellborn Roofing: The Los Angeles Owner’s Guide
Wellborn roofing in Los Angeles typically runs $470 to $2,125 for repairs and $9,440 to $23,600 for a full replacement, installed. We stock Wellborn-compatible roofing materials and can usually have a crew on your roof within 48 hours of the estimate. Most homeowners find out they have a Wellborn roofing issue the same way: a water stain on the ceiling after the first real rain of the season, or a neighbor pointing out a lifted shingle from the street.
Bradford Remodeling is an independent service provider. We are not affiliated with Wellborn, but we’ve installed and repaired their roofing lines across Los Angeles long enough to know exactly which underlayment works with which profile, and what fails first in Southern California sun.
Which Wellborn Models This Applies To

Wellborn doesn’t manufacture roofing the way they manufacture cabinetry. The Wellborn name on a roofing project typically refers to Wellborn Forest products used in exterior trim, fascia, and soffit work that ties into the roof system, or to homes where Wellborn-specified exterior finishes were part of the original build. In Los Angeles, that means we’re matching architectural shingles, standing-seam metal panels, and tile profiles to existing Wellborn-specified trim lines, often on homes built between 1998 and 2015 in neighborhoods like Sherman Oaks, Encino, and Woodland Hills.
What you need off your existing roof before calling us: the shingle or tile manufacturer stamp on the underside of a loose piece, the color code from the original build sheet if you have it, and a photo of the roofline from the street. If you don’t have any of that, we can identify it from the roof itself. The gotcha with Wellborn-specified exteriors is that trim profiles can be non-standard widths, 5/4 or 5/8 fascia instead of the more common 1x or 2x stock, which means the roofing crew has to flash against the trim correctly or you’ll get wind-driven rain behind it within two years. We carry both standard and 5/4 Wellborn-compatible profiles on the truck.
OEM materials are always our first recommendation for Wellborn-specified homes, but on roofing there’s a practical line: quality aftermarket shingles from GAF or Owens Corning match or exceed OEM performance at about 20 to 30 percent lower material cost. For trim and fascia, we advise staying OEM or exact-profile match. The lip profile doesn’t just look different, it sits differently against the drip edge.

Signs Your Wellborn Roofing Is Failing
- Granule loss in the gutters. If your downspouts are catching sand-like granules after rain, the shingle surface is degrading. In Los Angeles, UV breakdown happens faster than people expect, especially on south-facing slopes in the Valley where summer roof temps exceed 140 degrees.
- Lifted or curling shingle edges. This usually means the adhesive strip has failed. The shingle loses its wind rating and becomes a tear-off waiting to happen during Santa Ana winds in the fall.
- Water staining on ceiling drywall or around can lights. This means the underlayment has already been compromised. By the time you see it inside, the leak has been working through the deck for weeks. Do not wait on this one.
- Fascia or soffit rot where Wellborn trim meets the roofline. The old Los Angeles standard of unvented soffits trapped moisture against the trim and the rafter tails. We open the soffit, check the substrate, and replace rot before it reaches structural framing.
- Flashing separation around chimneys, skylights, and vent pipes. Flashing is the most common point of failure on any Los Angeles roof, and Wellborn-specified trim homes are no exception. The metal separates from the masonry or the pipe boot cracks, and water follows the low spot into the attic.

AfterReplacement Cost & What’s Included

Roof repair in Los Angeles runs $470 to $2,125 depending on how far the damage has spread. Tile roof repair sits between $710 and $2,950 because tile is heavier to handle and individual tiles often break during removal. Full roof replacement for a standard Los Angeles home lands between $9,440 and $23,600. That range is driven by roof slope, number of layers being torn off, whether decking needs replacement, and the material you choose: architectural asphalt, tile, or standing-seam metal. Metal roofs run $17,700 to $47,200, and in a fire zone that may be your only permitted option.
Every Bradford Remodeling quote is a written line-item price before work starts. No allowances that “might change” once the tear-off reveals the decking condition, no change orders unless you ask for added scope. You’ll see the cost of tear-off, decking repair if needed, underlayment, material, flashing, and haul-away as separate lines. After completion, you get the 365-Day Done Right Promise in writing: if any part of the work fails within a year, we return and correct it at no charge. That covers our installation, our flashing detail, and our cleanup. It does not cover storm damage from a tree branch or a raccoon, which no honest roofer would cover either.
DIY or Call Us?
A homeowner can safely clean gutters, check the attic for water stains, and walk the property with binoculars to spot lifted shingles or missing tiles. That’s the extent of it. I would not tell anyone to get on a Los Angeles roof without proper fall protection and the right shoes, and I certainly wouldn’t tell them to pull shingles to inspect decking. The injury rate on steep residential roofs is real, and a slipped tile on a two-story Sherman Oaks home is a hospital trip waiting to happen.
What goes wrong with DIY roofing isn’t the patch, it’s the detail around it. A homeowner will tar over a cracked tile, miss the compromised flashing underneath, and now the repair has sealed the water in instead of sealing it out. Then the real repair costs more because we’re tearing out the failed patch first. If you see roofing damage, call (903) 568-7222 and let us look at it before you touch anything. Estimates are free and we’ll tell you honestly whether it’s a repair or a replacement.
FAQs

Architectural asphalt shingles last 20 to 30 years in Los Angeles, tile roofs 50 years or more if the underlayment is replaced every 25 to 30 years, and standing-seam metal 40 to 60 years. Southern California UV and Santa Ana wind cycles take about five years off shingle life compared to coastal northern climates. Call (903) 568-7222 if you’re unsure how old your roof is and we’ll date it from the material.
Yes, if the damage is localized: a section of flashing, a few missing shingles, one valley that’s failing, or isolated tile damage. If the roof is past 75 percent of its expected lifespan and you’re seeing recurring leaks in different areas, replacement costs less per year than repeated repairs. We’ll give you the straight number either way.
Most repairs are done in a single day. Full teardown and replacement on a standard Los Angeles single-family home runs three to five working days depending on roof complexity, permits, and weather. We sequence the job so the house is weather-tight at the end of every workday.
We stock standard and 5/4 Wellborn-compatible fascia, soffit, and trim profiles, plus GAF and Owens Corning shingles, underlayment, flashing, and fasteners on our trucks. For tile and standing-seam systems we pull from our Los Angeles suppliers with next-day delivery. That means no three-week wait on materials once you approve the written estimate.
