Common Therma-Tru Construction Problems We Solve in Los Angeles

These are the five failure modes we see most often on Therma-Tru doors in Los Angeles. They’re not theoretical. They’re what we find when we pull a door in Eagle Rock, Sherman Oaks, or Leimert Park.

  • UV and heat-driven finish breakdown on west- and south-facing skins. Therma-Tru Smooth-Star and Fiber-Classic doors take direct Los Angeles sun for six to eight hours a day in summer. The factory stain or paint coat chalks, fades, and peels within a few years if it isn’t maintained. We see it most on doors facing the Santa Monica Bay or the San Fernando Valley floor.
  • Sill and threshold water intrusion during wind-driven rain. Composite sills and adjustable thresholds on Smooth-Star and Fiber-Classic units lose their seal over time. When a Pacific storm pushes rain sideways against an entry door, water finds the gap and reaches the subfloor or block wall. This is a winter problem in Los Angeles, but the damage builds all year.
  • Hinge and lock-rail fatigue on heavier Classic-Craft doors. Classic-Craft slabs are heavy. In high-cycle homes, the top hinge starts to sag, the strike plate misaligns, and the weatherstrip rubs at the latch side. We replace hinges and re-hang slabs before the slab itself gets damaged.
  • Rot and delamination at the bottom rail and sidelite joints. Older Fiber-Classic doors with exposed wood edges or insulation cores that were never back-primed during the original install absorb moisture. In Los Angeles, the damage often starts at the bottom rail where irrigation overspray hits the door every morning.
  • Rough-opening and stucco return failures. This is the Los Angeles-specific one. Many older homes here have door frames set into raised foundations or stucco furred out with wood blocking. When the blocking rots or shifts, the door binds, the slab drags, and no amount of hinge adjustment fixes it. The rough opening has to be corrected.

That blocking was never pressure-treated. It sits against concrete or masonry, absorbs moisture, and eventually rots or shifts.
